A home you own, run to the standard of a world-class hotel or luxury brand. How branded residences work, why buyers choose them and what to look for.

The dinner reservation is made, the dog has been walked and a car is waiting downstairs. None of it took more than a call to the concierge. This is everyday life in a branded residence: a home you own, serviced to the standard of a world-class hotel or luxury brand.

Hotel groups created the model in the world’s great cities. Car makers, fashion houses and football clubs have since followed, and the idea has arrived in Manchester. For buyers, it shifts the question from how a home looks to how it is run.

How a branded residence works

A branded residence is a privately owned home that carries the name, design standards and service of a hotel or lifestyle brand. Most sit alongside a hotel, giving owners its restaurants, spa, gym and concierge. Others stand alone, with services built entirely around residents.

Three parties make it work:

  • The developer buys the land, builds the scheme and sells the residences.
  • The brand lends its name and sets the standard for design, finishes and service.
  • The operator, often the brand itself, runs the building day to day under a long-term management agreement.

The brand sets the standard. The management agreement keeps it.

Why buyers choose them

  • Service on call. Concierge, housekeeping, maintenance and security are handled by a professional team, not arranged by the owner.
  • Hotel amenities as home amenities. Restaurants, bars, spa and gym sit downstairs rather than across town.
  • Lock up and leave. Owners who travel, or split their time between cities, know the home is looked after while they are away.
  • A known standard. The brand’s design and service requirements are built into how the residences are finished and run.
  • Privacy. Residents usually have their own entrance, lifts and spaces, separate from hotel guests.

The names setting the standard

Hotel groups built the market. Marriott, the largest branded residences company in hospitality, runs residences across brands including The Ritz-Carlton, St. Regis, EDITION and W. Fashion houses, car makers and football clubs have since followed.

Branded residences in Manchester

Manchester’s first branded residences are W Residences Manchester at St Michael’s on Jackson’s Row, a joint development by Relentless Developments and Salboy. The 43-storey tower brings the W Hotels brand to the city for the first time, with a 162-room hotel, 217 W Residences and 75,000 sq ft of offices.

The residences sold out at launch.

Nobu Residences Manchester is next. Developed by Salboy alongside Nobu Hotel Manchester and the Nobu Manchester restaurant, it will bring Nobu’s residences to the city.

The promise at the front door

Back at the front door, the measure is the same in Manchester as in New York or Dubai: the service promised at launch is the service delivered every day. That is what the brand on the building is there to guarantee.
