At Salboy, we are committed to transparency and fairness. In accordance with the Tenant Fees Act 2019, we only charge fees that are permitted by law. 

Rent 

The agreed rent will be clearly set out within your tenancy agreement. 

Holding Deposit 

A holding deposit equivalent to one week’s rent may be required to reserve a property. 

This will be deducted from your first month’s rent upon successful completion of referencing and agreement of the tenancy. 

The holding deposit may be retained if: 

  • You withdraw from the application  

  • You provide false or misleading information  

  • You fail a Right to Rent check  

  • You do not take reasonable steps to enter into the tenancy within the agreed timeframe  


Tenancy Deposit 

A tenancy deposit equivalent to a maximum of five weeks’ rent will be required. 

This will be protected in an approved tenancy deposit scheme and prescribed information will be provided. 

Late Payment of Rent 

If rent is more than 14 days overdue, interest may be charged at 3% above the Bank of England base rate, calculated on a daily basis from the date the rent became overdue until payment is received. 

Lost Keys or Security Devices 

Tenants are responsible for the reasonable cost of replacing lost keys or security devices. 

Where replacement of locks is required, the full cost of parts and labour will be charged. 

Variation of Contract (Tenant Request) 

Where a tenant requests a change to the tenancy agreement, a charge of up to £50 (including VAT) may apply, or reasonable costs if higher. 

Early Termination (Tenant Request) 

If a tenant requests to end the tenancy early, they may be liable for: 

  • The landlord’s reasonable costs in re-letting the property  

  • Rent due until a new tenancy commences  

Utilities and Other Costs 

Unless otherwise stated, tenants are responsible for: 

  • Council tax  

  • Utilities (gas, electricity, water)  

  • TV licence  

  • Broadband and communication services
