In 2019 we bought the site of the former Castle Irwell student village, and prior to that Salford Racecourse, from the University of Salford. The site is situated between the River Irwell boundary to the north and east, Cromwell Road to the south and Littleton Road to the west.
Before the sale, the University had drawn up initial plans to transform the site into a new residential neighbourhood comprising 500 homes. We are fully committed to delivering this original vision and creating a welcoming, attractive new neighbourhood – all set around three acres of new publicly accessible green space, with allocated space for a new two-tier school and areas for commercial use to serve the surrounding area.
The Castle Irwell masterplan includes around 500 new residences (of which 158 are currently under construction).
The site will deliver a mix of apartments and two, three and four-bed family houses. All properties are being designed and built to a high-end specification and houses come with at least one car parking space. Each of the six defined housing plots will be gated for additional privacy and security.
Roadways within the masterplan boundary have been designed to reduce the possibility of ‘rat runs’ to make sure only residents and visitors use the new highways. Short stay visitor lay-bys will be included in the roads.
In addition to providing homes of real quality and creating a welcoming and attractive new neighbourhood, Salboy is creating three acres of publicly accessible, landscaped green gardens within the site boundary.
This new destination will have a community focus and enjoy conveniences such as a children’s play area. Its riverside setting means residents and visitors will be able to enjoy an array of wildlife, from nesting birds and bats to hedgehogs.
A space has been allocated to the north west of the site to enable Salford City Council to develop a school in the future.
The site is well connected with four bus stops – two on Cromwell Road, that link to Salford and the wider Manchester area, and two on Littleton Road, linking to Kersall, Prestwich and Drinkwater Park.
The A6 and M602 lie one and two miles to the South West of the site respectively – both providing excellent connections to central Manchester.

The development has been split into three planning and construction phases.
Last year we consulted on and submitted plans for Phase One of the scheme, which included 158 high quality new homes. Construction on these homes is now well underway and over 95% have now been sold to owner-occupiers, with around 80% of buyers from the Salford or Greater Manchester area.
To help deliver immediate benefits to the local community, the proposals for this initial phase also include the completion of all public realm, road infrastructure, boundary wall improvements and the renovation of the locally listed Turnstile Building.
Due to the site’s popularity, we plan to submit a planning application for Phase Two of the scheme this Spring, adding a further 106 homes and associated landscaping. These homes are known as Plots 5 and 6 and are set within the red line boundary on the adjacent masterplan map.
The homes in this next phase will see a continuation of the attractive design and high quality materials being used in the approved first phase of the scheme.
