Castle Irwell Homes Landscaping Team Wins Awards for Regeneration & Conservation 

Wright Landscapes celebrates two wins at the 2022 BALI National Landscape Awards. The team’s success at the Castle Irwell Homes site in Salford, Greater Manchester has won them the award for top ‘Regeneration Scheme Over £500k’ and the award for ‘Nature Conservation & Biodiversity Enhancement’. 

Wright Landscapes reflect on their achievements at Castle Irwell Homes, they highlight how they were committed to delivering our vision to create the attractive new neighborhood at the Salford site. By delivering their hard and soft landscape package they helped to create a community rooted in the natural environment. 

A spokesperson for the Wright’s explained the process on the site, “From the initial design stage, we were appointed by the main contractor, Domis Construction, to develop designs from conception to planning and construction to produce the final drawings for local authority approval.” 

“The major project meant we were tasked with the redirection of waterways to mitigate flood risk, with the construction of drainage swales. Additionally we were entrusted with the planting scheme which included introducing over 550 trees & 3000 plants, as well as implementing an invasive species management plan and recycling over 3000m3 of existing stone material”

The introduction of community playgrounds, woodland walks and cycle paths are also key to the success of the development. This has transformed a major part of this once disused land into a secure family-friendly oasis centered around community and ecology.

Castle Irwell Final Phase In the Plans 

With the first phases of Castle Irwell homes now fully sold out. Salboy, the developer behind Castle Irwell Homes is currently preparing proposals for the development of the third and final phase of construction at the site.

The third phase will be located behind the former Manchester Racecourse Turnstiles building and along the edge of the River Irwell, in Salford. The proposed plot will comprise 104 houses including 2, 3 and 4-bed homes and associated landscaping. Plans originally envisaged that the site of Phase 3 could be developed as apartment blocks. As a result, the amended planning application seeks to deliver a third phase of housing and landscaping which will remain in-keeping with the earlier phases of the scheme.

The houses built as part of Phases 1 and 2 have proven to be very popular so the proposed plans intend to deliver more housing designed in a similar fashion, to meet this demand. In 2020, Salboy consulted on and submitted plans for Phase 1 of the scheme, which included 157 new homes – set around three acres of new publicly accessible green space. Following approval, construction of these homes is now complete. Last year, they consulted on Phase Two of development comprising a further 106 new homes and following approval construction of these homes are now well underway.

The 104 houses to be delivered as part of Phase 3 will result in a total of 367 homes across the whole site, which is less than the 500 homes permitted under the outline consent. 

Salboy has submitted the amended planning application in the next few weeks, and subject to permission being granted, hopes to begin construction.
